DALLAS – August 12, 2025 – Granite Properties, a commercial real estate investment, development and management company, and Highwoods Properties (NYSE:HIW), a publicly-traded real estate investment trust (“REIT”), today announced the opening of 23Springs in Uptown, a highly desirable mixed-use neighborhood in Dallas. At 63 percent leased pre-opening, the 641,563-square-foot development features a Class-AA, 26-story, 625,215-square-foot office tower, two freestanding restaurant buildings totaling approximately 16,348 square feet and a half-acre park. The project has transformed the corner of Maple Avenue and Cedar
Springs Road into a new focal point for business and leisure.
23Springs has attracted several leading financial, legal and real estate companies, including Sidley Austin LLP, Savills and Bank OZK, which provided construction financing for the development. Two of the three restaurant spaces have been leased to Wish You Were Here Group’s Élephante and Little Ruby’s Café.

23Springs is the tallest office building in Uptown and adds a striking presence to the skyline. Designed by GFF and constructed by DPR Construction, the elegant tower has identifiable double X-brace columns, allowing for a 360-view of Uptown and Downtown Dallas. A six-level parking garage is located underground to make way for the restaurant buildings, park and walkable streetscape. Élephante, an upscale coastal Italian restaurant, will occupy a two-story building covering 10,791 square feet when it opens in Q1 2026. Little Ruby’s, a casual Australian café open all day for breakfast, lunch and dinner, will occupy a one-story building covering 3,024 square feet when it opens in Q4 2025.

The wall’s content consists of four worlds called Underwater Abstractions, Sacred Garden, Surrealist Fauna (animals) and Icons (landscape images). The worlds transform throughout the day and have the following stages: Sprout, Growth, and Pollinate. The wall can show live TV, movie content, or serve as a welcome screen for customers and guests. Content is created by Volvox Labs, and the video wall is made by Planar.
23Springs is Fitwel certified and designed for LEED Silver certification. Sustainability and wellness features include 14-foot floor-to-ceiling windows, destination dispatch elevators, indoor air filtration, and ample green space to work or meet outdoors. A rainwater harvesting system and low-flow water fixtures reduces indoor water consumption by 50% and energy consumption by 14%. Located at 2323 Cedar Springs Road, 23Springs is easily accessible through three points of ingress and egress.
