ATLANTA – December 6, 2023 – Granite Properties, a commercial real estate investment, development and management company, today announced it has signed three new leases at 100 City View, one new lease at Midtown Union, and one lease extension and expansion at 3630 Peachtree between September 6, 2023 and November 3, 2023. The five leases total 198,000 square feet and are at Granite’s high-quality, highly-amenitized, and well-located office buildings in Atlanta.
“We continue to see a steady flow of leasing activity at all our Class-A+ office buildings in Atlanta. This is representative of the office market where higher quality office buildings continue to perform well and attract new customers,” said John Robbins, Senior Managing Director, Granite Properties. “Companies want to be in office buildings where they know the owner is well capitalized and going to deliver a great employee experience with desired amenities, events, and improvements. They want their employees to enjoy coming to the office, even if they have a hybrid policy,” he added.
The five leases were signed by a diverse set of large and small businesses.
Murata Electronics North America, a worldwide leader in the design, manufacture and sale of ceramic-based passive electronic components and solutions, communication modules and power supply modules, signed a long-term lease for 50,019 square feet (two floors with an interconnected stairwell) at 100 City View. The company will relocate in Q3 2024 from a 35,000 square feet office building at 2200 Lake Park Drive, in Smyrna, GA. Insurance company, INSURICA signed a lease at 100 City View for Granite’s Ready Suites (4,097 square feet). Ready Suites is Granite’s built-out and tech enabled move-in ready space. The INSURICA team will move in Q4 2023 from 1899 Powers Ferry Rd. Jennifer Koontz, Frances Land Klee, Sam Neel of Pope & Land represented Granite, and Michael Quint of Newmark represented INSURICA.
Prairie Capital Advisors, a financial advisory firm, signed a lease at 100 City View for Granite’s Ready Suites+ (3,598 square feet). Ready Suites+ is Granite’s built-out, tech-enabled and furnished move-in ready space. The firm will relocate in Q4 2023 from Northcreek Office Park – Building 100. Law firm, Womble Bond Dickinson, signed a long-term lease for 27,733 square feet at Midtown Union. The firm will relocate in Q2 2024 from 271 17th Street NW in Atlantic Station. Brooke Dewey and Adam Viente of JLL represented Granite, and Taylor Senter of Newmark represented Womble Bond Dickinson.
Global specialty insurance distributor, Amwins, is extending their lease at 3630 Peachtree and expanding from 94,000 square feet to 113,909 square feet. The firm will move into their new space in Q1 2024 and occupy four floors. The Midtown Union office tower is a Class-AA, 26-story, 612,000 square feet, LEED Silver and Fitwel certified building at 1331 Spring Street in Midtown. It was completed in July 2022 and is 74 percent leased. It offers a multi-level hospitality lobby, outdoor amenity terrace, fitness center, boardroom, conference meeting facilities, a customer lounge, and technology features such as smart card access and destination dispatch elevators.
3630 Peachtree is a Class-AA, 33-story, 438,910 square foot, LEED Gold and WELL certified office building at 3630 Peachtree Road NE in Buckhead. The building is pursuing Fitwel certification, and its amenities include a fitness center, conference room facility, executive boardroom, and restaurants.
