HOUSTON – May 4, 2023 –Granite Properties, a commercial real estate investment, development and management company, today announced it has signed a full building, 12-year lease with Fluor Corporation (NYSE: FLR) at Three Eldridge in Houston’s Energy Corridor. Fluor will fully occupy the 13-story, 308,186 square foot, Class-A office building at 737 N. Eldridge Parkway. Fluor will relocate from 1 Fluor Daniel Drive in Sugar Land to the Energy Corridor in Q2 2024, bringing approximately 1,600 employees.

Fluor was represented on the lease transaction by Rick Kaplan, David Guion, & Chris Oliver of Cushman & Wakefield. Granite was represented by Jon Dutton and Andrew Elliott of Granite.

Fluor has occupied the office complex at Lake Pointe Plaza in Sugar Land since the 1980s.

Three Eldridge is pursuing LEED Gold certification. Amenities include a hospitality-driven lobby with living-room style furniture, and commissioned paintings and sculptures inspired by nature. A new outdoor workspace, The Yard, has a variety of seating options, Wi-Fi and TVs. The Yard is covered, providing shade for employees to work and socialize in the fresh air. Three Eldridge has space for a café and a conference and training center.

In 2020, Granite updated Eldridge, a Class-A, 824,632 square foot, three-building office complex, with an air filtration system, handsfree entry doors and touchless fixtures in restrooms. All Eldridge customers have access to the Customer Connection Center located in the middle of the complex, at Two Eldridge. The center has a greeting desk, coffee bar, space for an EATS café, a MOVE fitness center with virtual classes, lockers and showers, and three MEET conference rooms, including a training facility and phone room.

Eldridge’s Property Experience Team organizes social activities, charity efforts, and professional development events through Granite’s signature customer engagement program, TogetherWeConnect.
