DALLAS, March 24, 2025 – Granite Properties, a commercial real estate investment, development, and management company, and Highwoods Properties (NYSE:HIW), a publicly-traded real estate investment trust (“REIT”), today announced that Simpson Strong-Tie, the leader in engineered structural connectors and building solutions, has signed a lease for a floor and a half (38,372 square feet) at Granite Park 6. Simpson Strong-Tie is expanding with a second home office in North Texas to support its growth and accommodate new hires. Granite Park 6 has signed five new leases in the past five months, totaling 126,000 square feet. The highly amenitized, 19-story, 422,109-square-foot, Class AA office building was delivered in 2023 and is 58 percent leased. The building is located in Granite Park, Granite’s 90-acre, mixed-use office community in Plano, TX.
Simpson Strong-Tie was represented by Doug Carignan, Christy Rhea and Ryan DeAngelis of CBRE. Granite was represented by its in-house leasing team, Robert Jimenez, Burson Holman and Elizabeth Fortado.

Simpson Strong-Tie designs and manufactures structural connectors and other construction solutions for a multitude of applications in wood, steel, and concrete structures to help people design and build safer, stronger homes, buildings and communities. Headquartered in Pleasanton, CA, the company has operations in North America, Europe and the Pacific Rim. There were several factors that influenced the decision to open a second home office in Plano, including its central location in the US, strong labor market, and close proximity to its McKinney, TX production facility. Several of its current home office employees in the area will start working from the Granite Park 6 location in Q4 2025.

CBRE will manage the Simpson Strong-Tie build out on the 11th and 12th floors, working with OTJ Architects and general contractor Pacific Builders. Granite has signed five leases over the past five months at Granite Park 6 with a diverse set of businesses, including Lockton.
Granite Park 6 is LEED Silver and Fitwel certified. Amenities include:
- A two-story hospitality-driven lobby with a market café and a three-story
monumental staircase connecting to a 150-seat lecture hall and three
conference centers. - A sixth-floor landscaped amenity terrace connecting to a fitness studio,
indoor customer lounge, and golf simulator. The amenity terrace and
customer lounge are equipped with TVs and Wi-Fi. - 14-ft floor-to-ceiling glass for an abundance of natural light.
- 35,000 square feet of Ready Suites ranging from 1,500 – 5,500 square feet. These suites are Granite’s fully constructed workspace solutions for companies looking to move-in quickly.
Granite Park 6 is the tallest building in Granite Park, and one of the tallest multi-customer office towers north of Interstate 635. It is highly visible from both Sam Rayburn Highway and the North Dallas Tollway.
