DALLAS – February 3, 2026 – Granite Properties, a commercial real estate investment, development, and management company, and Highwoods Properties (NYSE:HIW), a publicly-traded real estate investment trust (“REIT”), announced today three new lease signings at 23Springs in Uptown Dallas. The 642,000-square-foot development, consisting of a Class AA, 26-story office tower, two freestanding restaurant buildings and a half-acre neighborhood park is now 74 percent leased.
The three new leases were signed by UBS, Stonelake Capital Partners and a confidential tenant. In addition, the Wish You Were Here Group opened their LRC coffee and breakfast to-go window in the 23Springs lobby for customers and the community to enjoy. The Group’s Australian-inspired restaurant, Little Ruby’s, opened their 3,024 square-foot location in one of 23Springs’ freestanding restaurant buildings on February 2nd.

UBS, the world’s leading global wealth manager, has leased 26,537 square feet covering the entire 20th floor. UBS will move into 23Springs summer 2026. UBS was represented by Robby Baty and Bill McClung of Cushman Wakefield.
Stonelake Capital Partners, a real estate private equity firm, will more than double its current size moving from The Crescent to the 9th floor at 23Springs, covering 16,008 square feet. Stonelake Capital Partners was represented by Peery Wood of Stream Realty.

Granite’s inhouse leasing team, consisting of Robert Jimenez, Burson Holman and Elizabeth Fortado, represented Granite in all three deals.
23Springs was delivered in August 2025 and is the tallest office building in Uptown. Its freestanding restaurant buildings are fully leased to Élephante, Little Ruby’s and Torchy’s Tacos.
