15-story Denver Tech Center ‘trophy asset’ sells for $71.25M

A Dallas-based real estate investment firm added a fifth office building to its Denver portfolio last week, scooping up a 15-story “trophy asset” in the Denver Tech Center.

Granite Properties bought Regency Plaza, 4643 S. Ulster St., for $71.25 million, from Charlotte, North Carolina-based Barings, one of the world’s largest diversified real estate investment managers, according to property records. The deal was recorded on Friday, Sept. 13.

Granite Properties shook hands with Barings LLC for ownership rights of Regency Plaza in the Denver Tech Center. The Plano, TX-headquartered seller paid $71.3 million, with plans to reposition and improve the 319,000-square-foot office building on 4643 S. Ulster St.

Granite Properties has expanded its Denver portfolio with the purchase of Regency Plaza for $71.3 million, according to public records. The 319,000 square-foot, Class A, LEED Gold Certified office building is located in the heart of the Denver Tech Center. Granite has selected DLR Group’s Jessie Johnson to head the design team for the planned renovations, which will “enhance the customer experience,” according to a press release.

An office building in the Denver Tech Center has changed hands.

Texas-based Granite Properties paid $71.25 million last week for Regency Plaza, according to county records. The 15-story building at 4643 Ulster St. in Denver is 319,000 square feet, making the deal worth $223 a square foot.
