DALLAS – June 26, 2020 – Granite Properties, a commercial real estate investment, development and management company, announced today its plans to redevelop Cedar Maple Plaza and name the project 23Springs. As part of the redevelopment, Granite Properties will tear down the three existing office buildings on the 2.5 acre site to make way for the signature Uptown office project. The firm also unveiled new renderings of the people-centric redevelopment designed to enhance the urban experience and walkability of customers and the community with a 26-floor, 623,624 square feet office tower, two detached buildings totaling 16,000 square feet for restaurants and a ½ acre activated park.  

Granite has received all necessary approvals and entitlements and is completing construction documents for the building. Utility work will begin this summer and construction will be ready to start 1st Quarter 2021.

Designed by GFF, with DPR as the general contractor, the iconic glass tower will be the largest office building in Uptown. The new name “23Springs” has historic significance and was inspired by the two springs that ran through the site in the 1800s. The number 23 is derived from the property’s address, 2323 Cedar Springs. The new logo for 23Springs also highlights the cross bracing design on the building. The double X-brace columns not only provide the building with a unique and identifying architectural feature, they allow corner offices to be column-free with sweeping views of the Uptown and Downtown skyline.

23Springs will offer indoor and outdoor space for customers to work, collaborate and connect, a hospitality driven lobby with a coffee and wine bar, a high-end fitness studio, conference facilities and a customer lounge complete with a golf simulator. Maximizing natural light and views, the tower will have floor-to-ceiling glass with planes to extend past the floor slabs at each end. Two restaurant buildings will be positioned on either side of the office tower with one building designed for several fast casual restaurants and the other building planned for one upscale eatery. An activated park in the middle of the site will include a variety of seating and pedestrian-friendly pathways to enhance walkability and connection with the surrounding community. Underground parking will maximize the site for people, green space and the buildings.  Granite will pursue Green Globes certification to deliver a high performing and sustainable development.

23Springs is located on the vibrant corner of Cedar Springs and Maple Avenue in Uptown Dallas. It’s across the street from Hotel Crescent Court and Stanley Korshak and in close proximity to the Dallas North Tollway, popular restaurants, retail, Whole Foods Market and the Katy Trail.
