DALLAS – October 22, 2024 – Granite Properties, a commercial real estate investment, development and management company, and Highwoods Properties (NYSE:HIW), a publicly-traded real estate investment trust (“REIT”), today announced the topping out of 23Springs, a 642,000 square foot development in Uptown Dallas featuring a Class-AA, 26-story, 626,215 office tower, two separate restaurant buildings totaling approximately 16,000 square feet and a half-acre park. The project is 60 percent leased attracting several industry-leading companies including Sidley Austin LLP, Savills, Wish You Were Here Group’s restaurants Élephante and Little Ruby’s Café, and Bank OZK which also provided construction financing for the development.

Designed by GFF, the elegant glass tower adds a striking presence to the Uptown skyline with its identifiable double X-brace columns. Élephante, an upscale Italian restaurant, will occupy the separate, two-story restaurant building facing Maple Avenue. Little Ruby’s, a casual Australian café open all day for brekkie, lunch anddinner, will be housed at the one-story restaurant building facing 23Springs’s park. Both restaurants are slated to open in fall 2025.

Fostering community engagement, 23Springs features a half-acre street level park made possible by placing six stories of parking underground. The building’s amenities also include:

  • a two-story hospitality-driven lobby featuring a coffee and wine bar
  • an indoor lounge with golf simulator
  • a large conference center and boardroom
  • a fitness center
  • an outdoor lounge with full AV-enabled conference facilities
  • private motor court
  • valet parking
  • EV charging stations and bike storage

Designed for LEED Silver and Fitwel certifications, 23Springs will offer a touchless path from the garage to the office, 14-foot floor-to-ceiling windows, column-free corner offices for sweeping views of the Uptown and Downtown skylines, clean air technology, destination dispatch elevators, and ample green space to work or meet outdoors. Sustainability features will include a rainwater harvesting system and low flow water fixtures, reducing indoor water consumption by 50% and energy consumption by 14%.

General Contractor, DPR Construction, kicked off construction in June 2022. The building is located at 2323 Cedar Springs Road steps from Hotel Crescent Court, Stanley Korshak, and notable restaurants Uchi Dallas and Nuri Steakhouse. The building is walkable to popular Uptown restaurants, shops, and the Katy Trail with easy access to the Dallas North Tollway and North Central Expressway.
