HOUSTON – June 1, 2023 – Granite Properties, a commercial real estate investment, development and management company, today announced that Diamond Offshore Drilling, Inc. (NYSE: DO) has signed a headquarters lease for three floors (62,584 square feet) at One Eldridge in Houston’s Energy Corridor. The company will occupy the ninth, eleventh and twelfth floor of the 12-story office building at 777 N. Eldridge Parkway. Diamond Offshore will relocate from 15415 Katy Freeway in Q4 2023, bringing approximately 160 employees.
Diamond Offshore was represented on the lease transaction by Lonna Jenks of JLL and Eric Anderson of Transwestern. Granite was represented by Jon Dutton and Andrew Elliott of Granite.
“Leasing momentum at Eldridge, in the very active Energy Corridor, continues to be strong,” said Scott Martin, Executive Managing Director, Granite Properties. “One Eldridge provides a modern, Class-A work environment with amenities and programming designed to optimize the employee experience. Through customer-centric office buildings like Eldridge, we’re thrilled to support companies in attracting top talent to the office and positioning them for success,” he added.
Diamond Offshore is a leader in offshore drilling, providing contract drilling services to the energy industry around the globe with a fleet of 14 offshore drilling rigs, consisting of four owned drillships, eight owned semi-submersible rigs and two managed rigs. Diamond Offshore has 2,100 employees across the world in offices and rigs, including Brazil, the United Kingdom and Australia.
“We selected One Eldridge because it provides our employees with a state of the art, collaborative workspace that supports our company culture,” said Amy Roddy, SVP Human Resources for Diamond Offshore. “The Energy Corridor location, convenient access to I-10, and amenities will enhance our ability to attract and retain top talent.”
One Eldridge is a Class-A, 245,315 square feet, LEED Gold certified office building. It’s part of Eldridge, a Class-A, 824,632 square foot, three-building office complex Granite acquired in 2019. All three buildings feature updated hospitality driven lobbies and new outdoor workspaces called The Yard. Eldridge also has a Customer Connection Center at the center of the complex, which was completed in 2020, and is accessible to all Granite customers. The center has a greeting desk, coffee bar, space for an EATS café, a MOVE fitness center with virtual classes, lockers and showers, and three MEET conference rooms, including a training facility and phone room.
In 2020, Granite updated Eldridge with wellness features, including an air filtration system, handsfree entry doors and touchless fixtures in restrooms. Eldridge’s Property Experience Team organizes social activities, charity efforts, and professional development events through Granite’s signature customer engagement program, TogetherWeConnect. Connecting customers to nature, the building is located steps from Terry Hershey Park and offers sustainability initiatives, including a rooftop beehive program with alveole, an urban beekeeping company. Granite is installing a living roof for the beehives, which will be completed this summer.
“One Eldridge represents a significant step forward for Diamond Offshore, enabling them to optimize their operations with a more efficient footprint while simultaneously elevating the employee experience,” said Lonna Jenks, JLL Vice President. “JLL conducted an extensive workplace study to not only identify the best location, but also create a workplace that fosters collaboration, boosts productivity, and supports the company’s unique culture.”
Conveniently located, Eldridge has direct access to Interstate-10, Memorial Drive and North Eldridge Parkway, and is surrounded by popular restaurants and retail.
Granite’s leasing team, Jon Dutton and Andrew Elliott, is leasing Eldridge.
