HOUSTON – June 1, 2023 – Granite Properties, a commercial real estate investment, development and management company, today announced that Diamond Offshore Drilling, Inc. (NYSE: DO) has signed a headquarters lease for three floors (62,584 square feet) at One Eldridge in Houston’s Energy Corridor. The company will occupy the ninth, eleventh and twelfth floor of the 12-story office building at 777 N. Eldridge Parkway. Diamond Offshore will relocate from 15415 Katy Freeway in Q4 2023, bringing approximately 160 employees.

Diamond Offshore was represented on the lease transaction by Lonna Jenks of JLL and Eric Anderson of Transwestern. Granite was represented by Jon Dutton and Andrew Elliott of Granite.

One Eldridge is a Class-A, 245,315 square feet, LEED Gold certified office building. It’s part of Eldridge, a Class-A, 824,632 square foot, three-building office complex Granite acquired in 2019. All three buildings feature updated hospitality driven lobbies and new outdoor workspaces called The Yard. Eldridge also has a Customer Connection Center at the center of the complex, which was completed in 2020, and is accessible to all Granite customers. The center has a greeting desk, coffee bar, space for an EATS café, a MOVE fitness center with virtual classes, lockers and showers, and three MEET conference rooms, including a training facility and phone room.

In 2020, Granite updated Eldridge with wellness features, including an air filtration system, handsfree entry doors and touchless fixtures in restrooms. Eldridge’s Property Experience Team organizes social activities, charity efforts, and professional development events through Granite’s signature customer engagement program, TogetherWeConnect. Connecting customers to nature, the building is located steps from Terry Hershey Park and offers sustainability initiatives, including a rooftop beehive program with alveole, an urban beekeeping company. Granite is installing a living roof for the beehives, which will be completed this summer.
