HOUSTON – September 14, 2022 – Granite Properties, a commercial real estate investment, development and management company, today announced that Dallas-based flexible office provider, WorkSuites, has signed an 11-year lease for 29,536 square feet at Granite’s Weslayan Tower. The Class-A office building is surrounded by residential neighborhoods, and located just inside Houston’s 610 Loop at 24 E. Greenway Plaza.

This will be WorkSuites’s fifth location in the Houston area, totaling their Houston portfolio to 123,697 square feet. WorkSuites will move into Weslayan Tower in Q1 2023, and occupy the entire 18th floor. The space will feature two large board rooms, two meeting rooms, a podcast studio, coffee lounge and kitchen including several comfortable work areas, multiple team suites for larger groups, and about 160 private offices.

WorkSuites was represented by John Pelletier and Austin Studebaker of Cresa. Granite was represented by Jon Dutton and Andrew Elliott of Granite Properties.

“We’re thrilled to welcome WorkSuites to Weslayan Tower. Our building offers a people-centric work experience designed to promote productivity and collaboration. WorkSuites clients can also enjoy all our building’s amenities, including a large outdoor workspace and fitness center,” said Scott Martin, Executive Managing Director, Granite Properties. “WorkSuites will also offer our current customers a high-quality flexible workspace option in case their office needs change,” he added.

Weslayan Tower, an iconic, 20-story, 509,977 square feet office building, is LEED Silver certified and Energy-Star-rated. The building’s wellness features include clean indoor air technology, a MOVE fitness center, and The Yard outdoor workspace. Additional amenities include The Lounge communal space, MEET conference center, EATS Café, onsite car wash, EV charging stations, and a customer engagement program.

“We’re excited to continue our expansion in Houston at Granite’s Weslayan Tower. We chose Weslayan Tower because of its ideal position between River Oaks and West University, right off the highway. Half of our clients usually live close to the office, and the other half are employees of larger companies who commute from all over. A quick and easy access to the office is important to them,” said Flip Howard, CEO, WorkSuites. “We also wanted the opportunity to work with Granite Properties. They share our vision of providing high-quality, productivity enhancing workspaces and amenities,” he added.

WorkSuites lease signing at Weslayan Tower, and their recent expansions at their Westheimer and Woodlands locations, reflects their confidence in Houston. The company is actively looking at four additional submarkets to open four more locations in Houston.

“We are proud of our work for WorkSuites. It’s been exciting to represent them in their local and national expansion over the years. WorkSuites is truly the best of the best, which is why they have continued to grow throughout the pandemic. What sets them apart is their reputation of excellence and their longevity of 21 years in the flexible workspace business,” said John Pelletier, Principal, Cresa.

Located in the Greenway Plaza submarket, Weslayan Tower has direct access to Interstate-69, and is in proximity of Downtown and Uptown Houston. The lease with WorkSuites brings Weslayan Tower to 91% leased.
